Step one
The lead arrives, from wherever you get leads.
Six doors into the same pipeline. Three are running the moment your account exists. The other three we wire to the same tag on the setup call, which is work we do rather than a box you tick.
Home valuation page
A homeowner enters their address to see what their home is worth. The highest intent seller lead there is, and the one lead magnet in this business that people actually want.
Open house check in
One QR code per property. Their phone, not a clipboard. The property they walked through is written onto their record automatically.
Buyer and seller intake
A longer form for people who are ready to talk. Timeline, price range, pre approval status, areas, motivation.
Your ads and your site
We wire your Facebook lead ads, Google forms and existing site forms into the same tag at setup, so they start the same ladder. Anything that can post to a form can feed this. It is setup work rather than something that happens on its own.
A missed call
Someone calls and you cannot pick up. Thirty seconds later they get a text asking what they need. That one automation pays for a lot of software.
Typed in by hand
Met someone at an open house, got a referral over dinner. Add them, tag them, and the same machine runs.

Step two
Five minutes, three channels, in that order for a reason.
Email first because it is instant and free. Text second because it gets read. Call third because by then you know they are real, and a call that follows a text is a call people answer.

Every number below is decided with you at setup and written into your own workflows, where you or we can change it later. They are normal editable steps in your account, not a locked black box.

Changing a cadence means editing the workflow step, not flipping a switch on a settings page. We do it for you on request at no charge.
The call step needs a phone number
Email and text work the moment your account exists. The call needs a number bought inside your account, about a dollar a month plus per minute usage, and you have to accept the outbound calling terms once yourself. We do both with you on the setup call. Until then the ladder runs as email and text.
Step three
The call that qualifies, and the lines it will not cross.
The assistant has one job: find out enough to book the right kind of appointment, and write down what it learned so you walk into the call already informed.
What it asks and records

- For sellers: the address, and why they are thinking about moving
What it will never do
- State a home value or promise a sale price
- Give legal, tax or loan advice, or quote loan terms
- Discuss neighborhood safety or school quality
- Characterize who lives in an area, in any way
- Pretend to be you, or hide that it is an AI voice
- Keep talking to somebody who asked for a person
The last four are fair housing and consumer protection lines. They are written into the instructions, not left to judgment.
Step four
Twelve months of follow up, picked automatically.
A lead who does not book is not a dead lead, they are an early lead. Whichever way they answered, they land in the right track and stay warm without you writing anything.

The purchase anniversary lands every year on the date. A refreshed valuation goes out on your chosen cadence. The highest return lane in real estate, and almost nobody runs it.
Every track exits the moment someone books, replies, or converts. Nobody gets a nurture email the week after they hired you.
Step five
Under contract, and the calendar takes over.
The transaction pipeline watches four dates and warns everyone who needs warning. Missing an inspection contingency is the most expensive clerical error in this business.
